Start a community

Most new communities fail on land, law, or money before they fail on people. Start with where you are.

Readiness checklist

  1. Identify a target state and county
  2. Read the jurisdiction research brief for that county
  3. Contact the agencies listed in the brief
  4. Run a feasibility model with real numbers
  5. Consult a land-use attorney and a CPA licensed in your state
  6. Identify your entity type
  7. Secure land under contract
  8. Line up financing or member buy-ins

Jurisdiction research briefs

Jurisdiction research briefs collect what public sources say about zoning, septic and water permitting, dwelling limits, and the entity types communities in that state commonly use. They list agencies to contact and questions to ask. They do not tell you what is allowed.

This is general research and financial modeling, not legal, tax, engineering, zoning, or investment advice. Rules change and parcels differ. Confirm everything with the agencies listed and with professionals licensed in your jurisdiction before you buy land or form an entity.
